One of the things that makes this place so charming is that it's just got that
small town vibe still, like, it's not huge by any means.
This is what downtown Kuna looks like.
Just what you'd expect from a small town in America.

looks like Kuna, so don't worry, you're in safe hands.

I'm kind of a lightweight when it comes to eating, but, six wings filled me up.

And they're super friendly and they're, like, just struck up
a conversation with the waitress and super normal, friendly gal like,
yeah, just that small town vibe.
You can just talk to anyone. It's super cool.
That super cool down here definitely love tuna.
There's not a lot to do in terms of nightlife.
You'll find yourself driving into Boise Meridian Eagle, so it's pros and cons.
Now, one thing that I want to talk about next is that
Q is growing quite a bit like it's growing a lot.
The space between Kuna and Meridian is like shrinking.
Normally.
It's like big farmlands, areas between like if you go from Meridian,
South Meridian
to North Kuna, there's a ton of farmlands and that area is shrinking.
It's all being developed with neighborhoods and shopping centers.
I am on the Wilson Creek Greenbelt here in Kuna.
Think like the Boise Greenbelt just in Kuna.
So here's a really great spot just to go for a walk, ride your bike,
get out by the Wilson Creek.
You can't really see it through the trees, but it is just
right on the other side of that tree line behind me.
This is just one of the cool spots in Kuna.
Just to get out.
There's parks on the other side of the greenbelt right over here.
This is like a just a really awesome, awesome little town
cool feature to have this creek running through.
Basically running through town in Kuna.
This is an 18 hole disc
golf course right along the greenbelt that you can just kind of walk around in.
As you can see, it's like super windy. Don't play disc golf today.
But it's a really awesome thing just to have like right in town.
I'm a big fan of mountain biking and biking in general and jumps
this is a really cool jump park in, dirt jump park in Kuna.
Let me show you.
Got a really awesome step up there.
Which one thing I love about this series is perfect for beginners
because you have a step up like this to where there's very low consequence,
so it's very low consequence.
Like if you were to go off the jump, not make it or get far enough, like you're
just going to land at the top of the hill or even just short of it.
It's a very kid friendly park.
There's very few obstacles that I think would be dangerous,
like when I think of bringing my five year old or three year old here,
like very, very low risk park for a lot of these cool things.
And the kids get to feel like
they're doing awesome jumps, like they're heroes on TV.
So this is a really cool park. To be honest.
Skate parks are not a bad thing in my opinion.
I think they're always lots of fun.
Again, another fun place.
This one I would say seems pretty high skill.
I'm not a big skate park guy, so I would be the wrong person to ask,
but a lot of steep bull action right here, which would be,
not as friendly for the kids.
So you can see that is
a very steep drop in the far end of downtown Keno.
We've got Colonel Bernie Fishers Veterans Memorial Park.
This is a iconic park in Kuna.
Just because every time you drive through Kuna, it's very difficult
to drive through Kuna without passing this park.
And as you can see from behind me, we've got just like a ton
of really awesome playground space, tons of like, different playgrounds.
It's a massive area, and you've got the Kuna
Water Tower just right up there.
You see, you know, it's Kuna because it's okay.
We are going to take a short little drive,
up meridian road, to
so I can show you the business complex, Ridley's grocery store.
That is just right behind me here.
If you can see, I'm, like, in a big plaza shopping center area.
Ace hardware, right behind me, right next door is the Ridley's.
We've got an Idaho Central credit unions right over there,
and then a bunch of small businesses like a nail and spa place, Reed's Dairy.
Oh my goodness, ice cream and dairy store.
Oh my goodness there.
Huckleberry ice cream is to die for.
330 on a Monday afternoon.
It's a little quiet in here, but usually this place is bumpin real quick.

Huckleberry ice cream
is reads dairy right here in Kuna.
They've got a couple shops actually here in Kuna.
There's another one in Boise. South Boise as well.
But yeah, they've got like a dental office.
Orthodontics looks like a Great Clips, you know, just like your typical business
plaza, a bunch of small business McDonald's is there.
Arby's.
And then like, across the street, there's other, like, a Panda Express and primary
health, like, all of those things you'd expect to see in, like, a
mid-level midsize town like Meridian and Boise.
If you're coming from a super large area like LA or something, like,
you know what I'm talking about.
We all know what this what these are,
hopefully that answers the question like, does Kuna have like the basic amenities
and like quick bites to eat, quick grocery visits, banks, all that kind of stuff?
Yeah. Kuna has all that for you.
They can definitely fit your needs there.
Those, those, like, in between grocery visits,
instead of running all the way into town to go to Costco and things like that.
You're going to be all right in Kuna.
Different little tire shops and all that thing, all those types of things.
Again, because, I mean, a con is, is yeah, you are 25 minutes
ish from, from downtown Boise to get into, like,
Boise proper and like the main town area, like the main
streets of Boise, probably only like 10 or 15 minutes.
So not even then.
You're not terribly far away.
But the reason people are gonna choose to live out here is either
a, you want larger property, like an acre or two acres or more.
You want a little, you want some farmland or or you're
just looking for a normal subdivision type home.
But you're trying to not break the bank.
I mean, affordability is going to be huge.
For a lot of people looking to move to Kuna, because right
now, the median sales price in Boise is $575,000.
Like, that's nothing to sneeze at.
Whereas in Kuna, the median sales price is 492,000.
And that's just the median sales price.
I'm gonna be showing you a home that is listed at 410,000.
And that's a four bedroom home.
Now, mind you, that's the cheapest four bedroom home in Kuna at the moment.
But, I mean, you're you're really looking at saving quite a lot of money,
by coming out to Kuna and having to make a 10 to 15 minute drive to get into town.
So what about the neighborhoods in Kuna?
So this is a home that we're getting ready
to put on the market in just a couple of days.
We're here doing some video listening, video photography, staging,
all that kind of stuff.
But this is a good representation of where the market starts in Kuna.
This is a four bedroom, about 1600 square foot home.
This one's getting listed at 409.
By the time you see this video, it'll already been on the market
for about a week or so I'd imagine.
So let's go take a look inside and I can show you
what $410,000 is going to get you in. Kuna.
Let me turn you around here
so you have your entry way off to that side.
You have, the mudroom.
I'll just go over here.
You get the mudroom, the garage right there, and then
this one has a really big master bedroom, which I really, really like,
like room enough to have the chair and like a reading station
and all that kind of stuff.
For those of you that read,
do you have any sink, walk in, shower,
walk in closet, all the all the stuff you want?
That's what's really great about this property,
I think, is because it it is priced so well and it includes all the,
all the essentials that people are looking for when they want a home, they want a
master bedroom due to two basic walk in closets, all that kind of stuff.
And you've got an extra bedroom, which can be an office.
In this case, we have a station office at the moment right in here.
You can see behind me there.
Oh, and this is Jonathan, the young guys.
Jonathan is the man that makes all of the things happen.
He is fantastic.
So if you like my videos at all, it's because of this guy.
I mean, one thing I think this house could use
is some kind of covered patio right here, because you have.
They poured the extra patio here, which I mean, you can have like a fire pit
there, like a bunch of chairs there, like, I mean, you could do whatever you want
because there's just a huge
space to hang out, putting some sort of covering over that.
I think would just be perfect.
Now, one thing that Jonathan said, I think that's crucial is
you can go cheaper than this for three bedroom, like three bedroom,
1200 square feet, you're probably looking around 360,000.
But if you're looking for four bedroom like that's, you need that bare minimum.
This is your best option.
If you need more space or nicer finishes or a bigger yard.
Obviously it's just increase the price a bit and you can find it out here.
I get asked a lot about Kuna is like, okay, I'm going way.
It's Kuna like, what is there to do?
Like I'm an outdoorsy person.
I want to, be outside.
Like nature is really important and being able to do all that stuff,
what do I what is there to do in Kuna?
Well, first off, I would say check out.
I mean, the snake River is just south of Kuna.
You got Swan Falls Dam.
There's, black Creek Shooting Range, which is just, again, maybe 20 minute
drive, from Kuna.
So, like, really there's there's quite a bit to do out here
and there's a lot of people
that actually have to drive through Kuna to get to these places.
So if like Swan Falls is somewhere where you see yourself spending a lot of time,
then Kuna is going to be a great spot for you to live.
There's hiking trails, biking trails, obviously
boating and fishing on the snake River, birds of prey, conservatory.
So like birdwatching, there's, bunch of day use
parks, camping that you can do out in Swan Falls.
Like rock climbing.
I've spent I've actually spent quite a bit of time,
rock climbing right out of high school.
I was really into that.
And we would take make lots of trips out to Swan Falls to go go bouldering.
So, yeah, there's just there's just a ton to do out there.
This is a little crazy.
How?
Tell me you're driving on a freeway to Swan Falls, Idaho.
Without telling me you're driving on a freeway to Swan Falls, Idaho.
Yeah, it's, Sagebrush City.
Even on the freeway here, the highway,
it's just all sagebrush.
I'm like, ramming.
I'm ramming it with my car
as I'm trying to drive down the highway because,
it's just all over. You can't avoid it.
Like, I think I've collected some here. Yep.
Pay small price to pay.
It's beautiful out there.
Look at that.
If you just see
empty fields and it's flat and boring,
maybe Idaho's not for you, but, man, that is just beautiful.
I'll cut you some slack, because the camera probably doesn't do it justice.
That is beautiful.
I pulled over, sorry.
I'm out of breath.
Has hiking through
basically all along the rim here.
But we're here at Swan Falls Dam.
I'm up on top.
I mean, you could obviously drive down
down there to the dam.
Holy smokes. This is a big cliff right here.
Let me just show you,
full disclosure, I am very afraid of heights.
But at the same time, I love the adrenaline
of it all.
I see.
This is not doing it justice.
That is a sheer drop.
Friggin swan fall.
So cool.
Whoo!
You see, my foot is getting close.
That's now that the wind is blowing so bad.
Because when I get close to the ice like that, it feels like the wind is like
pushing me off.
So, yeah, I think I'll just keep this, like, safe.
Ten, 15ft, get up to the edge.
There's obviously tons of areas, spots you can park to, like go
mountain biking or hiking,
all that stuff.
Obviously there's a boat launch down there to load your boat up, go fishing,
all that stuff.
But guys, this is like I literally spent 20 minutes driving
and I didn't even get to Swan Falls because I just saw a cool little spot
to pull over and check out the big Canyon gorge.
Oh my gosh.
And look at that view.
So cool.
If you just get in your car, drive out here, it's
just there's this stuff's all over, like, just pull over and check it out.
I mean,
Idaho's just a cool, cool space.
I love, love living here.
Really cool area, for sure.
I'm so glad I grew up here, but if you're thinking of moving here,
I mean, consider it.
It's.
I know where you're coming from.
You're probably coming from a really cool area too, but definitely love Idaho.
The people are so cool.
Like even just the interaction I had
with the, gal at Big Mike's, like,
just like she's a gal who moved here from Vancouver,
and she grew up in Vancouver, but it just got to the point
where she's got two kids.
She's been on unsafe in her own hometown, and
just decided that it's not it's not conducive to the lifestyle.
She doesn't like feeling like her kids aren't safe in their own front yard.
So they live in Kuna.
She works in Kuna as a as a server and has been an electrician.
I mean, just normal people trying to live their life in a safe way.
I do love it here.
There's so much to love about Kuna.
But another thing I wanted to touch on is the negatives.
Because as much as I love the small town vibe and I've touched on this already, but
there's not a whole lot to do.
Some of the other questions you might be wondering is okay, as cool as Kuna is
if you have a higher income and that's something that's important to
you, you want to make sure to maintain that level of income.
Like where are you going to work in Kuna, Idaho,
if you I mean, if you don't work from home or you don't want to travel too far or
anything like that,
what are your options?
Well, not a lot.
I mean, you're more than likely most people, are.
I mean, if you're making
if you're making more than 150 grand a year,
you're probably not going to be either.
You're going to be working from home in some capacity,
or you're not going to be working in Kuna itself, which, like I said, I don't know.
I'm I feel like I'm grasping at straws here
because I feel like I'm reaching when I say that, because,
I mean, I live in South Nampa and I very rarely work in Nampa.
I do a lot of home sales in like Boise and Meridian area.
I obviously saw some in Nampa quite a bit, but
most of the time I'm out in other areas of the Treasure Valley.
My my actual office is in Boise, so, I mean, people commute to work.
That's just a part of life.
So if that's something that you are already used to,
then, I mean, a 20 30 minute drive into downtown Boise
or 15 or 20 minutes if you live work in Meridian or Eagle, like
it's not going to be that bad.
However,
there are agricultural jobs and high tech,
high paying tech jobs in Kuna as of recently.
So CFB packing is they are responsible for a lot of jobs
actually, in 2022 alone.
I think it's 66 of my clients.
All were employees at CFB packing into some capacity.
So I know that they're providing a lot of jobs for folks.
And obviously meta,
face the Facebook data center.
They have a new facility that's scheduled to be completed in 2025.
And to be honest with you, I already have, like, a friend who's
got a really good paying job and,
and working for meta right now,
as they're kind of ramping up and starting to be more established and everything.
Okay, guys.
So that is Kuna, Idaho.
I'm shooting this outro like a couple weeks after everything I shot before.
And you can see we're we've entered winter time here
in, the Boise area, so winter's begun, so stay tuned.
