A deliberate departure from high-density Meridian.

Sky Mesa is Boise Hunter Homes' signature community in Southeast Meridian — the result of more than a decade of master-planned development by one of the Treasure Valley's most established luxury home builders. It's positioned as a deliberate departure from the high-density master-planned communities found elsewhere in the valley: only 2.2 homes per acre across 169 homesites on 78.8 developed acres.

Unlike the densely packed neighborhoods on Meridian's north side, Sky Mesa was designed for buyers who want space, views, and quieter streets without sacrificing modern amenities. The community has two infinity-edge swimming pools, a 2.5-acre fully landscaped park, a basketball court, a soccer field, and 4.75 miles of sidewalks lined with grass, shrubs, and trees. The architectural style trends modern — clean lines, large windows oriented toward the Boise Foothills, and a deliberately contemporary aesthetic that distinguishes Sky Mesa from the more traditional designs in many surrounding subdivisions.

The community is currently in its final selling phase (Sky Mesa Highlands), which means buyers looking at Sky Mesa today are choosing between a small remaining slice of new construction or moving into the established resale market.

Why this matters for buyers: Sky Mesa is one of the only Boise Hunter Homes communities in Meridian, and the only one approaching final build-out at this price tier. After Sky Mesa Highlands sells out, the only way to buy in will be resale. If a buyer wants new construction by BHH, this is the closing window.

  • Boise Hunter Homes builder reputation. Established Treasure Valley luxury builder with award-winning designs (Gold Nugget Award, BHH National Silver, multiple Idaho Business Review honors).
  • Mountain views toward the Boise Foothills. View homesites in the original Village phase are a genuine and rare feature in this part of Meridian.
  • Eagle Road infrastructure upgrade just completed. The 2024–2025 ACHD reconstruction added two lanes each direction, a center turn lane, multi-lane roundabout at Eagle/Taconic (the entry to Sky Mesa), and multi-use pathways on both sides — substantially complete as of early 2026.
  • Final phase availability. Buyers wanting BHH new construction have a closing window to act before Sky Mesa Highlands sells out.
  • Genuinely quieter than north Meridian master plans. The community is materially calmer than Paramount, Bainbridge, or Spurwing-area density.

Amenities — what you get with ownership

Resort features, no club fees.

Unlike Spurwing's private golf-club model, Sky Mesa's amenities are HOA-funded community assets — included with ownership, no separate membership required.

  • Two infinity-edge pools. A 25-meter community pool with infinity edge (lap-swim length) plus a kid's splash pool alongside. Changing rooms and a covered shelter area. Both pools placed within green spaces with surrounding amenities (playground, basketball).
  • 2.5-acre community park. Soccer field within the park, full-court outdoor basketball court, and a children's playground.
  • Acres of common space. 5 feet of landscaping between street and sidewalk on every street — a deliberate design choice for a more luxurious streetscape.
  • 4.75 miles of sidewalks. Tree-lined walking paths designed for daily walks, runs, and biking, woven throughout the community. Connections planned between Sky Mesa Village and Sky Mesa Highlands.
Real economic value. Buyers comparing Sky Mesa to communities without amenities should account for what's included: pool access, park access, and maintained common areas without a separate club initiation fee. For a family that would otherwise pay for swim club or HOA fees elsewhere, this is real recurring value.

The two phases

Village vs. Highlands — a critical distinction.

Sky Mesa has effectively had two construction periods, and understanding the difference is critical: the lot product is materially different between them.

  • Sky Mesa Village (original phase — largely built out). Developed over the past decade-plus. Lot sizes range from 0.179 ac (~7,797 sf) to 0.85 ac (~37,026 sf) across the original community. Floor plans typically 2,200–4,900 sf, 2–7 bedrooms, 2–5 baths. Architectural style is modern with country-craftsman touches. Most of these homes are now in the resale market.
  • 2023 sales data (Sky Mesa Village, per BuildIdaho via IMLS): 53 new homes sold, average price $790,000, range $665,000 – $1,535,287, median price per square foot $267.
  • Sky Mesa Highlands (final phase — now selling). The newer, adjacent phase by HHS Construction (a BHH-related entity), at the NW corner of Eagle and Lake Hazel. Approximately 75 single-family lots on 31.96 acres, minimum lot 0.184 ac (~8,000 sf), average 0.253 ac (~11,000 sf). A pathway connects Highlands back to Sky Mesa Village to the north.
  • Per BHH's official Sky Mesa final-phase page: Highlands homesites range 6,000–11,500 sf (0.137–0.264 ac); floor plans 2,700–4,400 sf. Notably smaller lot product than the original Village phase.
Why this distinction matters. A buyer expecting "larger lots" in Sky Mesa needs to know that the larger lots (0.27–0.85 ac) are now mostly in the resale market, while the new construction lots in Sky Mesa Highlands are notably smaller (6,000–11,500 sf). For buyers wanting a custom build on a true ⅓+ acre lot, the inventory is closing fast and may already be exhausted in the new-construction channel.

Schools

Anchored by a 10/10 elementary.

Sky Mesa falls within the West Ada School District (Joint School District No. 2), Idaho's largest district. Assigned schools are among the strongest in Southeast Meridian, anchored by a 10/10-rated elementary built specifically to serve this area.

  • Hillsdale Elementary (PK–5) · 10/10. 640–768 students. Niche grade A−. Gifted & Talented program. 70% reading / 66% math proficiency. Located at 5225 S Stockenham Way (right at Eagle/Amity, ~2 minutes from Sky Mesa). Opened 2016 specifically to relieve overcrowding south of I-84. Unique partnership with Meridian Library District and YMCA. First two-story elementary in West Ada.
  • Lake Hazel Middle (6–8) · 6/10. 1,015–1,046 students. Niche grade B+. Gifted & Talented program and Project Lead The Way. 60% reading / 40–44% math proficiency. Located at 11625 W LaGrange Street, Boise (technically on the Boise side of the boundary, even though it serves West Ada / Sky Mesa). Lower rating reflects district-wide test score variability — many parents report strong direct experience.
  • Mountain View High (9–12) · 8/10. 2,368–2,521 students. Niche grade B+. AP courses, PLTW, Gifted & Talented. 92% graduation rate. Average SAT 1150, ACT 26. Located at 2000 S Millennium Way. Ranked #22 of 159 Idaho high schools. Same high school that serves much of South Meridian.
On the middle school. Lake Hazel Middle's 6/10 rating tends to surprise buyers given the strength of Hillsdale (10/10) and Mountain View (8/10) on either side. The score reflects test-score-based metrics and a higher economically-disadvantaged population than the elementary feeder. For families weighing this, our recommendation is the same as always: visit the school in person, talk to the principal, and read parent reviews. Many West Ada middle schools in the 6–7/10 range have strong programs that don't always show in standardized scoring. We help buyers verify exact boundary assignments before writing an offer.

HOA structure & fees

What dues cover, what they don't.

HOA dues need verification at the listing level. Specific Sky Mesa HOA dollar amounts were not publicly verifiable through standard third-party HOA management directories at the time of writing. Always confirm current HOA dues, transfer fees, and any special assessments directly with the listing agent or HOA management company before quoting them. The structure below describes what's typically covered, but the dues figure should be pulled from a live listing disclosure.
  • What HOA dues typically cover. Maintenance of the two infinity-edge pools; the 2.5-acre community park, basketball court, soccer field, and playground; common area landscaping and the 4.75 miles of sidewalks; pressurized irrigation (non-potable) for landscape watering; community events and HOA administration.
  • What owners are responsible for. Personal lawn care, snow removal, and individual home maintenance; domestic water (city service, separate from irrigation); personal insurance and utilities; architectural review fees if doing custom modifications post-purchase.
  • Phase-specific dues may differ. The newer Sky Mesa Highlands phase may have a different dues structure than the original Village phase. Worth pulling the disclosure for the specific lot you're considering.
Pull the HOA disclosure. Every Sky Mesa listing in the MLS is required to disclose current HOA dues. We always pull the live disclosure document for our clients before they write an offer — especially for the newer Highlands phase, where dues may differ from Village. A two-minute call to the listing agent saves a buyer from a closing-table surprise.

Builder — Boise Hunter Homes

Sky Mesa is BHH's signature Meridian community and the primary builder for both phases — the original Village and the final Highlands phase (built by HHS Construction, a related BHH entity).

  • Active portfolio. BHH currently builds in four communities — River Park Estates (Star), Dry Creek Ranch and Harris North (Boise), and Sky Mesa (Meridian). Portfolio pricing runs from the mid-$800,000s to the mid-$3,000,000s.

  • Worth knowing: Sky Mesa is marketed as "South Meridian" by BHH but is more accurately Southeast Meridian. Verify exact street addresses against MLS data, not just marketing labels.
HOA governance maturity. Master plans in final phase often see HOA board transitions from developer-controlled to homeowner-controlled, which can introduce dues changes or capital improvement assessments. Worth asking about during due diligence — we surface this for every Sky Mesa buyer before they write an offer.

The Ada County Highway District completed the Eagle Road reconstruction from Lake Hazel to Amity in late 2025 / early 2026 — widened to two lanes each direction with a center turn lane and medians, a multi-lane roundabout at Eagle/Taconic (Sky Mesa's entry), and multi-use pathways on both sides. A meaningful upgrade to access and traffic flow.
