Affiliated Business Arrangement Disclosure
This is to give you notice that Good News Realty Group ("GNRG") and Paradigm Mortgage have a business relationship. The nature of the relationship is described below. Because of this relationship, this referral may provide GNRG and its principals a financial or other benefit.
The relationship
Joshua Connell is the Chief Executive Officer and Designated Broker of Good News Realty Group (Idaho Real Estate Commission license DB43978). Mr. Connell is also a licensed Mortgage Loan Originator at Paradigm Mortgage, holding NMLS identifier #2506422.
This dual role means that when a buyer working with Good News Realty Group is referred to Paradigm Mortgage, Mr. Connell may earn compensation in his capacity as a Loan Originator in addition to (and separately from) any compensation Good News Realty Group receives in its capacity as the buyer's real estate brokerage.

YOU ARE NOT REQUIRED TO USE PARADIGM MORTGAGE OR ANY OTHER LENDER REFERRED BY GOOD NEWS REALTY GROUP AS A CONDITION FOR THE PURCHASE OF YOUR HOME OR FOR THE PURCHASE, SALE, OR REFINANCE OF ANY REAL PROPERTY.
You are free to shop and to choose any licensed mortgage lender for your loan. You may obtain financing from any qualified provider you select, and your choice will not affect the real estate services Good News Realty Group provides to you.
Your rights as a borrower
- You have the right to compare loan offers from any number of licensed lenders before selecting one.
- You have the right to receive a Loan Estimate from any lender you apply with so you can compare costs side-by-side.
- You have the right to ask your real estate agent for the names of competing lenders so you can comparison shop.
- You have the right to negotiate any aspect of the lender relationship, including loan terms, points, and origination fees, directly with the lender.
Estimated charges
Specific lender fees, points, and rate buydowns vary by loan size, credit profile, and the lender's pricing on the day you lock your rate. A Loan Estimate from Paradigm Mortgage (or any lender you apply with) will set out the specific charges you will be asked to pay.
Acknowledgment
If you choose to use Paradigm Mortgage, you will be asked to sign a separate written acknowledgment of this Affiliated Business Arrangement at the time of your loan application. This acknowledgment is a federal RESPA requirement and is in addition to (not a replacement for) this online notice.
