We ask if you should move at all.
The first call is a gut check, not a sales pitch. Job, income, family, weather, what you are leaving behind. Some people should rent for six months first. Some should not come. We say so.
Moving to Idaho is a two-part decision: which city, then which house. Most agents start at part two. We start at part one, and we work the whole Treasure Valley, not just Boise.

Out of state, everyone says Boise. Once you are here, you learn the metro is eight cities across two counties, and the right one for you depends on budget, commute, lot size, and how new you want the house to be. Tap a city for the deep guide where we have one.
The core city. Downtown, the North End, the Bench, and the foothills. Older homes, tighter lots, and the shortest commute to the biggest employers.
Boise guide →Idaho's second-largest city and the center of the metro. Master-planned neighborhoods, active new construction on the south side, and our office.
Meridian guide →Larger lots, custom and semi-custom homes, and the highest median price band in the valley. The foothills and the Boise River on two sides.
Eagle guide →Small city on the west edge of Ada County with land, new subdivisions, and a longer drive to Boise. Growing fast along SH-16.
Compare in the city guide →South of Meridian. One of the lower entry prices inside Ada County, mostly newer subdivisions, and a commute that runs through Meridian Road or Ten Mile.
Compare in the city guide →A small city inside Boise's footprint along the Boise River Greenbelt. Mixed housing, live-work zoning, and quick access to downtown Boise.
Compare in the city guide →The largest city in Canyon County. Lower median price than Ada County, heavy new-construction volume, and a real I-84 commute if you work in Boise.
Compare in the city guide →The lowest price band in the metro and a rebuilt downtown. The trade is distance: 35 to 50+ minutes to downtown Boise at rush hour per ITD.
Caldwell report →The first question is never "which house." It is "what changes for my money." We wrote the state-by-state math so you can run your own numbers before we talk.
Income tax, housing, gas, insurance, and the sale-side taxes people forget. The full cost-of-living comparison, dated and sourced.

Any licensed agent can open a door. A relocation agent earns their keep before the first door opens and after the last one closes. The table is the short version. The six items below are the long one.
| What happens | GNRG relocation agent | Typical local agent | Portal lead agent |
|---|---|---|---|
| Asks whether you should move at all | Yes, first call | Rarely | No |
| Narrows to two or three cities before touring | Yes | Sometimes | No, one listing |
| Runs irrigation, CID, and homestead math | Every home | Varies | No |
| Checks flood, wildfire, rail, and construction | Red Zone Map | Varies | No |
| Video tours and a planned tour trip | Yes | On request | No |
| Closes while you are still out of state | Yes | Sometimes | Varies |
| Compensation explained in writing before touring | Yes | Required in Idaho | Required in Idaho |
"Typical local agent" and "portal lead agent" describe common practice, not any specific brokerage. Buyer-agent compensation is fully negotiable and not set by Good News Realty Group, NAR, or the MLS.
The first call is a gut check, not a sales pitch. Job, income, family, weather, what you are leaving behind. Some people should rent for six months first. Some should not come. We say so.
Your budget, commute pattern, lot size, and new-versus-resale preference point to two or three of the eight cities. We narrow there first so you do not tour 20 homes in the wrong town.
Pressurized irrigation assessments, Community Infrastructure Districts, HOA transfer fees, and the Idaho homestead exemption you have to apply for. We run the true monthly cost, not the listing's guess.
Flood zones, wildfire interface, rail lines, airport noise, active road construction. Our Red Zone Map checks every address against the physical conditions around it before you fall in love with a kitchen.
Live video walkthroughs, unedited street footage, and the neighbors' lots. When you do fly in, we build a two-day tour around the areas you have already narrowed to, so the trip counts.
Inspections, appraisal, lender coordination, and signing are all handled while you finish your job and your lease back home. You show up to a house that is ready, not a to-do list.
Use this list on us and on everyone else you talk to. If an agent fails two of these, keep looking.
Every Idaho agent and brokerage is listed on the Idaho Real Estate Commission license lookup. Ours is supervised by Joshua Connell, Designated Broker, Idaho License DB43978. If you cannot find them, stop.
A good relocation agent has an opinion on whether the Boise metro fits you and is willing to say "not yet." If the first answer is "let's set up a search," they are selling houses, not advising a move.
Then ask which two they would rule out for your budget and commute, and why. Anyone who only talks about Boise proper does not know where relocators actually end up.
Irrigation districts, CIDs, the homestead exemption deadline, and property tax timing. If they cannot explain how an Idaho property tax bill is built, they will not catch a bad one for you. Our property tax guide is the answer key.
Videos, city guides, tools, data with sources. An agent who publishes their knowledge can be checked. An agent who only says "trust me" cannot. Ours is on YouTube, in our Insights, and in our free tools.
Buyer-agent compensation is fully negotiable and not set by Good News Realty Group, NAR, or the MLS. Any agent should explain how they get paid, in writing, before you tour a single home. We do it on every home.
Small on purpose. You get a decision-maker, not a queue. Every one of us has moved, and two of us moved here from somewhere else.

Four steps. Most of them happen before you ever get on a plane.
Thirty minutes on video. Why you are moving, what you need to keep, what you can give up, and whether the Boise metro is a fit. We send you the Relocation Audit to work through before or after.
We narrow to two or three cities, run the real monthly cost including taxes and irrigation, and get you pre-approved with a lender who closes out-of-state buyers in Idaho.
Video tours first. Then one planned trip, usually two days, built around the areas you have narrowed to. We drive the commute at rush hour with you. You leave with a short list, not a headache.
Offer strategy, inspections, appraisal, and signing coordinated while you are still at home. We file for the homestead exemption with you so the first tax bill is the right one.

Short answers. Every number is dated and sourced below.
A relocation agent starts before the house search. We help you decide whether the Boise metro fits your budget, commute, and lifestyle at all, then which of the eight Treasure Valley cities fits best, and only then which homes to tour. We run video tours when you cannot fly in, plan your tour trip so it covers the right areas, and coordinate inspections, lending, and closing while you are still living in another state.
The whole valley. People search for Boise because it is the name they know, but most relocating buyers end up in Meridian, Eagle, Star, Kuna, Nampa, Caldwell, or Garden City. Our office is in Meridian, in the center of the metro, and we work all eight cities across Ada and Canyon County.
Buyer-agent compensation is fully negotiable and not set by Good News Realty Group, NAR, or the MLS. Before you tour any home we put the agreement in writing and walk you through exactly how our compensation works on that home, including whether the seller has offered to cover any of it.
Yes. We run live video walkthroughs, send unedited footage of the street and the neighbors' lots, and pull the disclosures, HOA documents, and tax records before you decide. We still recommend at least one trip to the valley before you close, and we will build that trip around the two or three areas you have narrowed to.
As of the June 2026 Boise Regional REALTORS report, the median single-family sale price was $582,000 in Ada County (Boise, Meridian, Eagle, Star, Kuna, Garden City) and $435,900 in Canyon County (Nampa, Caldwell). The 30-year fixed mortgage rate averaged 6.66% in the Freddie Mac survey for the week of August 27, 2026. Prices vary a lot by city, so we compare specific areas against your budget before you tour.
Idaho has a flat 5.3% individual income tax and does not tax Social Security benefits, per the Idaho State Tax Commission. Property tax on a primary residence gets a homestead exemption of 50% of assessed value, capped at $125,000. We have free comparison tools for buyers coming from California, Washington, and Oregon that run the full math for your situation.
Earlier than you think. Three to six months before your target move date gives us time to sort city fit, get your financing pre-approved for Idaho, plan a tour trip, and watch inventory in your areas. If you are closer than that, call anyway. We have closed faster, it just leaves less room for choices.
