Year-two reassessment — and the appeal deadline most relocators miss

Idaho counties reassess every property on January 1. If you paid above the current assessed value (very common in this market), the county is likely to raise your assessment the following year and the bill goes up with it. On a $485K purchase where the current assessment sits at $410K, expect a year-two bump of $40–$100/month even with the exemption applied. Budget for it before you offer, not after.

If the year-two assessment looks unreasonable, you have until 5:00 PM on the 4th Monday in June (June 22, 2026 for the 2026 cycle) to file an appeal with the county Board of Equalization per Idaho Code §63-501A. The deadline is firm and non-extendable.

The Sunnyslope and Huston area south of Caldwell saw the steepest hikes (some parcels 300%+).
