What Northwest Meridian is.

Northwest Meridian is the master-planned heart of the city. Paramount, Bridgetower, Spurwing, the Oaks North — they all sit in the corridor between Linder and McDermott, north of Ustick up through Chinden. If you've ever seen a Meridian community advertised with a clubhouse, multiple pools, on-site schools, or a private golf course, the odds are it's here.

This is where the active builder presence is heaviest. Brighton, Toll Brothers, and CBH all have selling phases in this quadrant. The Oaks North runs Toll's Juniper and Willow Collections; Bridgetower West has Berkeley Building Co.'s Fairbourne phase. Brighton's 55+ Cadence concept started at Cadence at Paramount (now sold out and resale-only) and has since moved through Cadence at Bainbridge (also sold out) to its current selling community, Cadence at Pinnacle.

What makes this quadrant different from the rest of Meridian is amenity density. HOA dues run higher — often $600–$750/yr — because you're paying into pool maintenance, clubhouse staff, landscaping, fishing ponds, pickleball courts, and the like. Worth it if you'll use them; worth checking against the lighter-amenity options if you won't.
