The lay of the land

What South Meridian is.

South Meridian is the active growth frontier of the city. The big anchor is Century Farm — a Brighton-built master-planned community wrapped around the Treasure Valley Family YMCA, with multiple pools, a community center, miles of paths, and parks. The area east of Eagle Rd toward Lake Hazel adds Sky Mesa's custom and semi-custom homes on larger lots — quieter, more breathing room, mountain views.

Build activity here is heavy. Brighton is still actively phasing into Century Farm, and the surrounding subdivisions — Brundage Estates, Shelburne, Bridgetower Crossing — are mostly recent resale with the occasional builder pocket. Price spreads here are wider than any other Meridian quadrant; you can find a $475K starter resale and a $1.2M Sky Mesa custom inside the same school boundary.

Honest tradeoffs to know: the south-side traffic on Eagle Rd between I-84 and Lake Hazel can be brutal at rush hour, and the city's Public Safety Levy on the November ballot reflects how fast the population has grown relative to fire/police coverage. Beautiful place to live — but go in eyes-open on commute timing.
