Before you reach out.
Is this a sales pitch?
No. The first conversation is about your situation, not ours. We ask what you're trying to accomplish, what your timeline looks like, and what matters to you. If it makes sense to keep going, great. If not, no hard feelings and no follow-up pressure.
I'm 6 to 12 months out. Is it too early to reach out?
No — that's actually the best time. Most people who contact us are months away from being ready, sometimes a year or more. The earlier we start, the better your plan will be when you're actually ready to move. There's no timeline we're going to hold you to.
What does this cost me?
Nothing. There's no fee to work with us as a buyer or seller. Our agents are compensated through the real estate transaction, the same way any agent is. You get a full team behind your move at no extra cost.
I've never been to Idaho. Can you still help?
That's a lot of who we work with. Through our YouTube channel @boisebound, we help families relocate to the Treasure Valley from California, Texas, Washington, Oregon, and across the country. We'll help you understand what it's actually like — neighborhoods, schools, commute, cost of living — before you ever get on a plane.
How is this different from finding an agent on Zillow?
Most agents can show you houses. We're a small, veteran-owned brokerage that focuses on the Treasure Valley specifically — Boise, Meridian, Eagle, Star, Kuna, Nampa, Caldwell. We know the neighborhoods, the builders, the irrigation districts, and the trade-offs between them. That's a different experience than messaging an agent you found online and hoping for the best.
Do you work with sellers too?
Yes. Rachael Gerber leads our listings and runs the @boisebound YouTube channel, which gives our sellers reach that most brokerages can't match. If you're thinking about selling — now or later — that first conversation is the same: no pressure, just straight answers about your home, the market, and what we'd actually recommend.
What information do you need from me?
Just the basics. Whether you're buying or selling, your general timeline, and what you're trying to accomplish. The form takes a couple of minutes. The conversation goes deeper from there.
Are you too busy to help me?
No. We built the team specifically so every person who reaches out gets real attention. You're not going to get handed off to a junior agent or lost in a lead pool. You'll work with Josh, John, Rachael, or Cindy directly.
